Leak detection is a diagnosis, so we price it like one: a fixed fee agreed before we attend, covered by no find, no fee. The figures below are our starting prices — we confirm the exact fee when you describe the property, and it does not change on the day. Repairs are quoted separately, after the leak is found.

Quoted before we travel

The detection fee and any out-of-hours uplift are agreed when you book — never announced on arrival.

No find, no fee

If we attend a confirmed live leak and cannot locate it, the detection fee is waived. Simple as that.

Repairs priced separately

Detection tells us the scope; then the repair is quoted before any work starts. You can decline with no obligation.

No invented extras

No “equipment charges”, no “report admin fees” you didn’t agree to, no weekend multipliers hidden in the small print.

Pricing questions

What decides where my price falls above the “from” figure?

The property, mainly. A one-bath flat with a combi is a quicker survey than a four-storey house with underfloor heating and a booster pump, and out-of-hours attendance carries a stated uplift. We confirm the exact figure when you describe the property — before you commit — and it does not change on the day.

Does the detection fee come off the repair cost?

Detection and repair are priced separately so each stands on its own merit — the detection fee is covered by no find no fee, and the repair quote carries no obligation. That separation is what keeps our diagnosis honest.

Will insurance pay these fees?

When a hidden leak is causing damage, most buildings policies include trace and access cover that reimburses reasonable detection costs and making good the access. Our reports are written to support exactly that claim.

What if the leak turns out to be something simple?

Then we tell you and fix it cheaply. A passing toilet valve found in the first twenty minutes does not get dressed up as a full detection survey. You pay for what actually happened.
